REAL ESTATE & BUSINESS NEWS
- Trader Joe’s is Looking to Expand in Fort Collins. Here’s What We Know
- Coloradoan | “Trader Joe’s is looking to expand in Fort Collins, according to a building permit application submitted to the city Oct. 3. The popular chain wants to renovate the interior of its Midtown Fort Collins grocery store, 3500 S. College Ave., Suite 110, expanding from its current 12,107 square feet to a proposed 15,608, the permit shows.”
- Northern Colorado Continues to Grapple With Creating Affordable Housing
- BizWest | “To put numbers to the problem: 60.2% of Colorado households are unable to afford the median-priced home because they don’t earn enough. And at the average wage, a worker would have to clock in for 97 hours a week in order to buy that median-priced home….Patrick McMeekin, president of land development for Hartford Homes, displayed a chart showing a range in costs for the same $500,000 home built in multiple markets. On the high end, the builder pays upward of $116,000 in water and development fees for homes built in areas served by the Fort Collins-Loveland Water District. Homes built in Fort Collins and Loveland face the lowest water and impact fee charges at $61,530 and $69,727, respectively.”
- Metro Denver Housing Market’s More Leisurely Pace May Be Here to Stay
- The Denver Post | “Buyers purchased 3,354 homes and condos last month, which is down nearly 7% from September’s pace and 7.7% year-ago levels. New listings fell to 4,483, which represents a 9.7% decline month-over-month and a 4.6% decline from a year earlier. Because new listings fell faster than new sales, the inventory of listings available for sale at the end of the month declined 4.4% to 12,495….In another sign of the market slowing, the share of homes selling fell to a low last seen in the early mid-1990s, according to a report from the brokerage firm Redfin. Nationally, 28 out of every 1,000 homes traded hands in the first nine months of the year. Denver was just under that with 27 per 1,000 homes.”
- New Denver Summit FC Soccer Stadium Could Leave Bondholders Hurting: ‘Breach of Trust’
- The Denver Post | “If investors would buy $105 million of bonds in 2019 and 2023, the developers vowed to do what others had failed to do: Transform the former Gates Rubber Co. site in Denver into Broadway Station, a thriving 40 acres of transit-oriented redevelopment. A similar plan in the 2000s had been doomed by the Great Recession at the close of that decade. Investors upheld their end of the arrangement, sending Denver-based Frontier Renewal and Broadway Station Partners $105 million for infrastructure in the area….Instead, a portion of the former Gates property, site of two ill-fated redevelopments in two decades, is now slated to be the future home of the Denver Summit FC, a professional women’s soccer team whose stadium will largely be exempt from property taxes under a deal with the city….’Lenders provided funds that financed the public infrastructure improvements,’ he said of his investment fund and other bondholders. ‘To have the city turn around and approve a development and arrangement that benefits from these improvements, while actively eliminating the very source of revenue available to repay the lenders, will certainly be remembered.’ “
ECONOMIC & EMPLOYMENT NEWS
- Large Area Cities Elect New Mayors
- BizWest | “Mayor pro tem Emily Francis survived Fort Collins’ six-round ranked-choice voting process, finishing with 52.35% of the vote to council member Tricia Canonico’s 47.6%…. Loveland will see an ideological shift in the mayor’s office, with Patrick McFall, generally a pro-development voice as opposed to Marsh’s skepticism, defeating challenger Troy Daniels 10,116 votes to 9,663. In Longmont, Susie Hidalgo-Fahring won a four-way race with 39.55% of the vote while Shakeel Dalal finished second with 22.24%, Diane Crist came in third with 21.64% and Sarah Levison trailed with 16.57%. - Colorado Voters Approve Raising Taxes on High-Income Households for Free School Meals
- Coloradoan | “Proposition LL allows the state to keep and spend $12.4 million in tax revenue previously collected for the program and maintains existing taxes on households earning $300,000 or more annually. It was passing by a margin of 65% to 35%… Proposition MM increases taxes on households earning $300,000 or more to provide additional funding to the school meals program by limiting the itemized or standard deductions those taxpayers can claim… The passage of LL and MM will limit the amount of Colorado taxable income households with federal taxable income of $300,000 or more can claim above those $12,000 and $16,000 limits to $1,000 for individual filers and $2,000 for joint filers.”
- FAA Flight Cuts at 40 Airports Reportedly Include DEN. What Will That Mean?
- Coloradoan | “Denver International Airport is among 40 major airports slated to see a 10% reduction in flights by the end of the week, according to multiple news reports….Based on the official passenger and flight counts, a 10% cut implies hundreds of thousands of passengers and thousands of flights could be affected every month. That flight count includes cargo, military, general aviation and commercial passenger flights.”
- Colorado Leaders Urge President to Stop Plan to Import Argentinean Beef
- BizWest | “Colorado Sens. Michael Bennet, member of the Senate Committee on Agriculture, Nutrition, and Forestry, and John Hickenlooper joined U.S. Senator Catherine Cortez Masto (D-Nevada) and 13 Senate Democratic colleagues. ‘We write in strong opposition to the Administration’s undeveloped plan to increase imports of Argentinian beef,’ wrote Bennet, Hickenlooper, Cortez Masto, and the senators in a news release. ‘This announcement has already had tangible market impacts felt by cattle producers across the country, at a time when cattle producers are looking for long-term stability to rebuild their herds.’ “
